The good news is that several homes have sold on the same street recently that are very similar in size/construction, so the appraisal should be fairly accurate.For good or bad, the rehab of this one (very trashed) house has likely raised the value of anything that sells nearby between now and July.

Go to real estate investment meet ups, have one on one meetings with investors (treat them out for a meal or coffee, their time and knowleedge in the long run will be worth way more than a 30 dollar meal).
