New house adds some convenience as it backs into my kids school so my wife can just walk them to school and the yard is larger.

Have 3 adults zero kids living in a rental 3 bed single family home (mother and two 30-ish sons).

I purchased a property with the intention of selling my primary residence (5/3 - suited for a family with kids; 3500 sq.ft.; ) and making the purchased property my primary residence.

Bathtub is for washing the dog, soaking your feet, soaking,  soaking your wet suit, the occasional visiting kid, etc...   

So what are all the cool kids using for flooring with stairs these days?

The other benefit is the college age or just out of college kids I occasionally rent to. 

I am married and have 3 kids and my wife didn't work outside the home.

I'll give your note to my kids .Now, I know she said that she wouldn’t be selling the lot but I won’t give up there, I’m convinced that I can present her with a solution that benefits her or hire a CPA for her that has one.   

The switches that you are referring to are difficult to turn on for little kids and older people who have arthritis, but thanks for the comment.

Details: I'm currently 30 (no kids) and my wife and I plan on retiring with a decent "pension" at 42.
