Hey Daniel, "David Wilcox" with Trust funding inc, he reached out to me and offered me a RE loan, I received exactly the same financing terms you did and also felt it is too good to be true, so I start searching online but couldn't find anything resourceful that prove this is a scam.This is how I found this post :))The website looks legit, and the business is active from 2018 ... how eventually did you find out its a scam ?

It was mostly targeted at people building active businesses in the industry (agents, brokers, lenders, contractors, flippers, wholesalers, among others) and not so much for those investing passively.Should have been more clear!

For someone who is actively learning, I would like to know thoughts on wholesaling & gaining capital? 

Having a property management team with internal maintenance techs on-staff, preferred contractors/vendors(vetted with long-term 10+ yr relationships), and processors in place- is where you'll find peace of mind. 

Hadn't thought of that and will keep it in mind as an option for this or other opportunities.

The reason you hear so much about WY LLCs is because of their anonymity and 'charging order' protections, but things get complex fast when you get into a WY LLC actively doing business in another state.

I'm also interested in connecting with other investors/people active in the industry, bought my first property last year, working to fix it up and rent it out.

Hey @Dave Anderson       If you want to make this scalable and repeatable, I would highly encourage you to start with your end goal in mind.

I am a do'er and don't mind getting my hands into DIY projects on a property that needs work, so I am really hoping to invest in the next year.
