I knew going in that dealing with these tenants was going to be extremely tough and I've been mentally preparing myself for it for the past 4 weeks.

The health department shut that place down.

I've done dozens of FHA deals, and as long as your property has no health/safety issues, adequate electric service throughout, decent roof, solid siding, handrails where needed, no cracked walkways, no termite or carpenter ant damage, you should be ok. 

A large part of this business you pay for, so streamlines the operation; and team mentality is exceptional.  

I know alot of people who get treated for depression or some sort of mental health issue and gets a letter from a licensed doctor or therapist that allows the patient to have an ESA.

@Justin DarJust a piece of advice, before you go and quit your job look into what health insurance will cost you on your own.

Inspector stated "Potential mold growth noted to the attic sheathing but cause is unknown.Recommend a qualified mold contractor further evaluate and treat as needed to reduce furthergrowth, related damage and possible health concerns."

The strong sewer smell sounds like it would be more of a health department issue than a building department issue - unless it is all under one department.

Currently every minute I can dedicate to learning about RE is reserved for investing, and the thought of switching gears to getting a license feels like a waste of time until I can mentally commit to the idea.That said, would it be worth it to get my license? 

I am seriously lost trying to comprehend this mentality and want to understand it
