Here's the rundown:Grandmother owns house (free and clear), her daughter lives in house as well with four children.Grandmother passes away, leaving behind Living Trust with a single asset (the house).

Hello everyone,  I am fairly new to REI, and I'm currently living in my parents house which is in a newer subdivision on the Northwest side of Pueblo, Colorado, the nicer area. 

I'm looking to better understand how folks who live in CA structure their investment entities that are out of state.

While reviewing the landlord registration forms, I saw a remark stating that if the property owner does not live in the same county as the property location, the owner must choose an in-county representative to receive official documentation on their behalf.

In fact, I just got done with one in FL 2 weeks ago and put it live on Airbnb over the weekend.

In theory we could buy a house with him and rent it for ten years and break even, pay the debt down, build credit, and later maybe he lives there.

I live in CA and we are investing in Florida. 

I guess this is a very open ended question just trying to make their lives a but easier when working with them. 

It kinda reminds me of a town in Ohio where I live, but it seems like a lot more available, affordable cool houses with character!

They didn’t own or live in the house (in most cases) so they wouldn’t have knowledge of issues unless the seller disclosed them.
