I learned my lesson and have never even thought about buying new properties since I bought those four.  

Lessons learned - If there are window air conditioner units in an eight year old house with central air then your evaporator coil is full of cat/dog hair and your compressor is bad.

Such an important lesson for me.Andrew

@Wendy Diaz  this is a good lesson for those that think they can turn C and D into B class. its like trying to marry someone and change them AINT going to happen .. with these tenants and really any tenant you need to follow Jon's advice ..
