Hey @Julie Hassett,The numbers seem good to me, I don't see what @Sandra Holt is referring to either.The two details that stand out to me are, it doesn't seams right they are adding Oil Heat paid by tenants into GRM calculation, and the closing cost of 15K seam high.

My business partner and I have a background in abstracting and oil and gas work. 

Others are talking about direct deals in raw materials (broker who trades wood products, oil trader who also brokers shipping contracts, etc).As to your RE investing.

It may not be included in the initial phase but simply additional land.Have fun searching the oil royalties down there for title!

They might charge more money thus reducing your profit, but are often more well oiled machines and have processes on getting bids out/work done etc.
