Hi guys, I would like to ask if anyone has a template for a notice of insufficiency/default for a contract service provider.

Most leases and contracts will spell out where any legal actions have to take place.  

We have been under contract on a 4 plex for a couple months.

First off, they are misusing the term "pocked listing" as to real estate terms, it's buzz, no big deal, but know a pocket listing is generally illegal by RE Commission regs, where an agent simply holds the listing contract and doesn't actively work it until they come across a potential buyer, they keep the listing in their pocket.I do not advise newbies to use a listing agent to buy, in a dual agency (which was misguided in that video) the listing agent represents the seller not the buyer.

I was wondering if there was anyone in the Philadelphia area who has the time to just answer a few remaining questions that I do have, and possibly let me shadow them to see how you properly assign a contract and close.

so i wouldnt normally do this, but i'm still learning and evrything but i wanna put a simple add for a simple team for the new jersey area. i have 3 houses being reviewed for a contract offer. i'm looking for 1. 

I work closely with my brother who is a general contractor and I also do commercial and residential contracting as a career.

Wholesaling is probably my least familiar area as far as the process of getting it on contract and then finding a buyer and the closing process, although the more I learn the more comfortable I feel with the overall process.I have enough experience with REI to know that it will be my future method of generating full time income, at this point mainly through rehabbing and rental properties.

I would check with the county and find out the legal name property is currently under.
