Our overall strategy is to acquire and flip houses in order to generate capital to buy revenue producing properties (apartment complexes ect.) 

I’d be surprised if they would have any intention of having her personal effects all taken out before the end of the month, so that would open up a dialog to confirm they’d keep paying rent on the unit through the end of the year, which could lead to another window to address clean up costs (if that isn’t something covered by insurance).If death doesn’t terminate a lease, would there be a way to mention that of course you wouldn’t expect to require the estate to continue payment till the end of its term?

I listened to a webinar recently about a man renting someone's place and then re-renting it on Airbnb and generating income off of that.

I believe the Subject may be miss leading, I am paying alot of property taxes on 5 attached town houses that share a common single roof.

Real Estate Investing is not supposed to be a way to generate income when you have none.

If I find out it was their fault, I explain to them nicely what lead me to that conclusion, if not I will pay it. 

However, he was responsible for showing apartments, handling all repair issues, seeing that rents were paid on time, keeping the outside areas and hallways clean, etc..Because he was always "on call" 24/7 (and my mom was expected to help out with the cleaning) he was given the basement apartment to live in rent free in exchange for a small salary (which is why he managed three buildings; one would not generate enough income for the family).Perhaps your applicant doesn't want to live in one of the properties he manages.Gail
