While networking I was asked to do a Joint Venture.

These higher mortgage rates combined with higher home prices that we have seen in recent years due to the hyper appreciation caused by the low housing inventory over the past several years and inflation costs, this will create affordability issues for many first time home buyers and financed buyers in general.So far the real estate market has had a knee jerk reaction to the monetary changes and demand has slowed dramatically.

Can the two trusts now split the proceeds to go in  separate directions with each Trust buying property that is not jointly owned and still maintain the tax deferment?

Because although it's near impossible to do single family homes here in Cali, mobile homes seem like a real possibility but I'm always very iffy about manufactured properties because it's hard to rent them out and I'm not much of a flipper myself.I am intrigued by what you have done and since I am in the area I would love to meet up and talk joint venture on something like this.Thanks-Rizzy

Most of this pertains to contract considerations, but also curious how you would suggest tax benefits to be structured and how we should take joint title to the property (through business name, tenancy in common, etc).

Before getting into any kind of arrangement with other investors please make sure that you have a Joint Venture agreement that outlines who is putting in what kind of work and money BEFORE going under contract. 3.

If I find one of my developers and off-market property and the seller is not able to pay me a commission without it breaking the deal, the developer and I will create a joint venture partnership agreement and I will get a percentage of equity on the backend when they re-sale instead of a commission.  

I received proof of insurance with me as the additional insured :-) However since I have a joint and several lease agreement, I'm now wondering if each tenant must get insurance on their own OR if one person having insurance that meets the requirement is good enough.For example: Three friends decide to live together.
