I'm considering leasing my house to an assisted living company or investor.

They do this day in day out and typically will have come across the same situation that you're in. i.e. radiator, summer is hot, old house, what to install for summer coolin? 

I am debating about this because I know most people like mature trees but in this particular case, they almost completely cover up the front of the house.

As for rate, it is an investment property so I don't know of anybody getting 6 or below on investment.

If you're open to moving, house hacking is the best way for most people to get started in real estate investments.

They never did find an investment property :( 

I have recently come across two separate deals, where the owner does not live in the house, but will not sell because the properties have sentimental value to them.
