Without knowing his full background and story it sounds like he should find income (job) save some more capital and work enough to qualify for loan. 

It's a long story but she was in a legal battle so I've been doing inspections on the property once a month for the last year. 

Does anyone have success stories in any of these markets or advice for someone who is VERY new to all this and is maybe a bit anxious about getting it wrong?

Long story short I sold my duplex (that I house hacked) in the Tacoma Seattle are of WA state.

Second contractor ended up being a known felon (according to my lawyer) Long story, I ended up falling into every trap in Real Estate Investing from bad contractors, getting robbed, getting sued and failing hard core and landing in a Chapter 7.

2nd contractor stole all my electrical, made a story up and told me I was robbed, but he could fix for $3500 bucks.

@Jeff Cua I added a washer/dryer hookup in a garage/common area on a duplex a few years ago.To make a long story short, rents have been stagnant despite my opinion on increased value- at what I feel was a substantial cost…and I didn’t go through subfloors or make the living areas inhabitable during the install, nor have to repair it on the back end.Only you know your situation, local market, etc…based on my experience I would not do it again.Best of luck to you.
