Seems like the trigger was the change to a 'rental' policy that caused your insurance company to cancel you? 

Hi all,I am a newbie investor but I don't yet have the capital or experience to feel complete confidence to pull the trigger on a deal - nor the resources to acquire financing, manage a rehab, etc. 

I have general knowledge about the real estate market, and have been analyzing a ton of deals but have yet to pull the trigger. 

Just don't be afraid to pull the trigger when you find one that works.

Once you find it, don't be afraid to pull the trigger. 

I've been trying to gain as much knowledge as I can before pulling the trigger on a property.  

I'm just stuck in this decision making on whether to pull the trigger on a property in a state I've never been in before.

The Bird dog that found the deal had an even larger range on what the appraisal would state and thought there was a chance the appraisal gap cap would be triggered.  

Check with your lender to make sure this doesn't trigger a due on sale clause for your loan.

I've been learning investing for about a year now and have been afraid to pull the trigger on opportunities due to lack of contractor to help with estimates and suffering from analysis paralysis.
