Once you get past the zoning hurdles then there is another set of physical hurdles which can vary per county or city codes.

Can I sustain this sort of physical abuse for another 30 years and actually expect to squeeze out any sort of quality of life for the "retirement" I probably wont get to enjoy?      

The house is paid off and not listed with a realtor, but I have yet to physically see it and whatever repairs may be needed. 

They were physical therapists doing a job swap in Coeur d' Alene from Colorado.It would have been great, but the gig for them fell through.

The physical office is very close to being obsolete, except for places that require it by law.I signed on with C21 last March and I think I've been in the physical office a total of 4 times since then - and one of those was to sign the onboarding paperwork.There may be exceptions, like setting up shop next to a college campus where you do a ton of student rentals, but aside of special circumstances like that, I don't think the Main St location is worth the investment.

A big BIG thing is how i should go about doing my market research for the homes by me and how far i should look if i can't physically visit some of these properties that i become interested in or am i overloading myself from the start.

But if you want to actually become a resource and maybe plan to shift to full time at some point, the training you'll get from a physical brokerage is worth it. 

Auction buys are usually not a good play for small investors working alone to pick up their first and second properties unless they're also highly experienced handymen with the proverbial bigger pockets.You absolutely need to be able to see the exterior, and I'm talking physical presence, boots on the ground, roof inspection binoculars, strong residential construction knowledge.

It's doable but you need to make sure to maintain your mental and physical health.
