@Weng L.You can apply for an EIN for your LLC.Just because an LLC has an EIN means that there is a separate tax filing obligation.If your LLC is doing a rental, the activity gets reported on schedule E and you don't like the EIN anywhere.If your LLC is doing another business that gets reported on schedule C, the name of the LLC along with the EIN are reported on sch C.If you elected for your LLC to be taxed as a corporation, you will need to file a corporate tax return.

Relationship with wholesalers will come along the way but in this current market inventory is so tight, everything sells (sometimes over market) so the timing is not ideal to target Wholesalers as your only source of deals.

After my initial research, I think I might want to try looking into a rehab/flip or rehab/rent (buying fixer uppers in established neighborhoods, ideally where I can eventually build an ADU on the lot,) and down the line move towards lots zoned for multifamily properties on large lots (to maximize the real estate, or have off half the lot and build another dwelling on the new lot.)
