And guys out there will spend $5K per month ALL DAY LONG to bag a heavily discounted house for cash.I'm not trying to discourage you, there is some chance of getting a deal by putting some signs out or sending out some letters, but you are in a SHARK TANK there in LA, filled with guys dropping $10K, $20K, and more on marketing for motivated sellers.

I have personally observed fire scenes in which a standard interior bedroom door kept a room from getting destroyed while the remainder (outside of the closed door) was heavily damaged.

I’m not sure that an occasional flip in an IRA among many other investments will cause UBIT, but certainly if that’s all that the IRA invests in and the IRA owner also flips properties outside of his or her IRA that would weigh heavily in the consideration of whether the IRA had dealer income.
