My understanding is that, even though other buyers may have access to the mls, they still find wholesalers valuable because they extend the buyers reach, and give them the chance to see deals they may not have seen otherwise because of time or any other factors.

@Keith White I don't see where you're accounting for Vacancy (8%) Maintenance (5-10%) and Capex (10%) you should also factor out 10% for property management if you decide to have someone else manage the property in the future.

I know, there are a LOT of factors...if I am wanting to try and live off cash flow (which would be very hard supporting my family), keep my full time job and attempt to do on the side.
