Looking to get into STR niche in the highly regulated oceanfront resort district of Virginia Beach.

I remember being a college student at The Ohio State University and only knowing the University District and Downtown neighborhoods.

@Saraya Thornburg around UOP, quail lakes, country club, spanos, brookside, and almost anywhere in Lincoln unified school district.

Louis is highly driven by its school districts.

Hey guys when researching a market to invest in, and looking for a good school within a school district does it matter if the school being considered/evaluated is an elementary, middle school, or high school?

My boys were all in the Bonne Terre school district, all grown now of course. 

Especially around in the suitland, forestville, district heights area.

Also considering SFH, large ones that can be subdivided or homes in need of  TLC in great school districts.

If I need structural repairs and I am in the Historic District, I will look to use a GC and ask him to leave the dumpster permit out for at least 6 months.

Live next door, so I would be doing that...Taxes should be 5 - 10% ideally...Can't do anything about it, great school district and taxes are roughly 15%.Insurance should be about 5% ideally...Property Management will be 8 - 12% dependent on doors and how much their leasing fee is.Plan to manage myselfWater runs me about 10%...Then you have vacancy, repairs & rent readies, and CAPEX...
