So experienced AZ folks, is there anything anyone is aware of that would prevent me from approaching a tenant and giving them the option of the 30-day notice or cash for keys?

Evening team, I'm searching for good quality and trustworthy general contractors in the Pensacola/ Milton/ Pace, Florida area for my first rehab on my next deal.

I've experienced this on both ends: I call HMLs and one of the first questions they'll ask is "do you have a deal?"

I have hired an experienced 3rd party restoration company and so far (knock on wood) they have done a fantastic job communicating with the adjuster and getting the scope of work nailed down. 

All feedback is appreciated.Area is experiencing gentrification and growth of including jobs and city density.Lynchburg VADuplex roof is good for another 13yrs.

So I'm not saying it doesn't happen, can't be done, etc. but it's much easier for a developer (or very experienced flipper) than Joe Schmo (like me) as a one-of scenario.

If you partner with an experienced sponsor who has a good track record and is known in the market, you will notice a big change in your responses.

Happy to have input from someone more experienced than myself.

One was at 17K and I was at 15K that was the closest.On top of that of the claims I filed even none of them meet deductible so I got zero from it, all the carriers mailed me letters demanding to see documentation of the repairs including licensed contractor official invoices, before and after pictures etc...so you won't "pile on" the claim on the next hurricane.There is also one carrier I think it's called People's Trust which is becoming popular now in FL and there is a lot of talk about their "First Response", since if you go with them you have to call their first response team or you forfeit your claims.
