@Carlos C. in our opinion, the only real reason to put your properties in an LLC is for anonymity.Many investors screw this up though, by using their own name and address as the LLC Registered Agent:(All risk can be mitigated with enough insurance. 

Just went into contract on a home (3 bedroom/2 bath with an outbuilding in the backyard with power) yesterday before doing solid number calculations (I relied heavily on my agent making the mistake of not doing my own due diligence, even as a rookie, I should have known better!).

Hi Evan,It's probably best idea to first do research into the property by asking the seller/agent questions -  about the condition, area, property, etc.

My insurance agent often does an adequate job.That sentance alone tells me I should shop around agents/providers, but what is the easiest/most effective way to do that?
