My neighbor does something like this with  Gum ball machines and makes a nice profit.

Plus, we've never had too much trouble getting paid our rent (it happens, but it's not something I lay awake worrying about - at least pre-corona) so he was essentially trying to bribe me with buttons and a ball of yarn for all I was concerned. 

@Alberto Mazatan Trevino Unfortunately, there really is no exact science to accurately predicting a future cap rate because none of us have a crystal ball. 

If it needs work, those looking for a deal will try to low ball you. 

I googled this and was going to try one of the common solutions which is hanging a sock with moth balls, but my tenant said she already tried that.

No crystal ball here but in over 25+ years investing in both stocks and real estate I still marvel a how many people panic at the bottom of the cycle and end up buying high and selling low. 

PS: We are guessing it might be the buyer's agent who dropped the ball with being on vacation for one week without the internet and forwarded the tenant info late.  

I don't really WANT to get my real estate license, but I definitely will if it will help me get the ball rolling.
