I would only change these items if I know the area does not see much vacancies or if I replaced everything breakable at the initial renovation phase.

Money spent on physical infrastructure outside of improvements for educational purposes does not receive any tax advantage.  

I am more motivated than ever to make a change and develop a solid real estate buy and hold portfolio.  

I like to go in and just paint, add new appliances, maybe knock down some walls, change the flooring, and boom.

Full disclosure, I had a fair amount of experience prior to getting on the forums, but what really pushed my business over the edge was this community which for me was a sounding board, mentor, mentee and fantastically unorthodox education.

Have the owner either bring a locksmith with him or have locks to change all exterior doors as soon as the guy is out. 

The changes we made included adding a 2nd bathroom by carving out space in one of the bedrooms and converting the family room to a 4th bedroom by adding a closet.  

Id like to change jobs and become a airbnb cleaner or somthing like that.
