Most of the units needed cosmetic updates including new kitchen/bathroom countertops, new tile floors, fresh paint, and some basic electrical upgrades.

By adding a detached ADU, you could double the improvement value easily if you add in cosmetic upgrades from the main part of the home. 

I have spent around 16k in cleaning, painting, contractors, large trash & donation pick ups, utility and fixture upgrades, and re-did the floors to their original stains (one room exception).

I have run the numbers and see cashflow at $1100 but with the price point, it leaves no room for large upgrades (basically no BRRR situation).
