Plus a subfloor not flat to spec will cause snap joints to work loose.In addition, carpet can be easily repaired, especially the sandy - peppered patterns.

You should easily be able to insure that property for $400 or less (maybe closer to $300), you don't need full replacement coverage, so do call around.

You'd need more data to determine the actual effect of -200 sf and -1 half bath.Comp 2 is several months old and the square footage doesn't easily reconcile with the number of beds/baths.

They are a little more expensive to purchase initially, but once installed they can easily be rekeyed in literally under 10 seconds per lock and they cost nothing to re-key.

The reason I say this is you already have the property in an LLC and you can easily create a mortgage with what is currently owed even if you choose to pay it off.You can loan your LLC the money to pay it off and it can pay you interest; however, if your LLC is treated as a disregarded entity and is on your Schedule E of your tax return there is no point in charging it interest.There is no point unless the LLC holding the property is taxed as a C-corporation.A Quit claim deed is for transferring a property from one name to another.
