In terms of IRR, you can expect publicly traded REITS to have IRRS in to high single digits to mid teens and Syndications in the mid teens to mid 20's or higher IRR.

Evolve does do a mandatory damage claim policy that the guest pays for (And I don't know how much Evolve is keeping as a % of that fee ) But I've used it at least half a dozen times and I really dig it.

Inspection report says: "Using the Smart leveler digital leveling system with the center of the living room as the reference point the inspector observed the following:1) 1" inch drop from the center of the living room to the back corner of the primary bedroom2) 1" inch drop from the center of the living room to the center of the primary bathroom.3) 3/4" inch drop from the center of the living room to the pantry.4) 1" inch difference from the center of the living room to the back corner of the living room."
