Every acquisition opportunity is going to be different, with larger deals requiring more information.

It's no surprise to me that CO is in the top ten most expensive states due to wildfires and hail, but the steep increases are just an absolute deal killer completely out of our control.Are you going to look in a different state with the notice, or continue to buy in CO?

If the assessor doesn't count the sqft then that fact will come out during the escrow process and could sink the deal. 

But if the condo would have been possible it would have been a great deal.

We allow the seller to leave anything behind they don’t want to deal with, and we minimize disruptions by arranging only one showing.

I am VERY certain I have made some (or many) mistakes or left money on the table or overpaid etc... but all of these deals are cash flow positive after all costs + vacancy and maintenance. 

I do TONS of deals like these so I'm not a keyboard warrior like you insinuate.

Now most flippers will say deals or money, so see if there's anything beyond that.

Those deals are gone now.

This is no deal at all just leave it alone.
