So I believe I could cut a lot of cost out.

My question is this:  If I attempt to refinance out of the FHA loan, now that my PRINCIPAL has hit the 80/20 tipping point, does the lein from NSP count against the equity of the home, preventing me from closing on a conventional loan and cutting my payment nearly in half?

The guys came over at midnight with a handcart and cut the gas lines in order to steal the outside compressor for scrap!

It seems great but you just never know how high they can get especially with regulations being cut back in the months to come.This is what I recommend.

I'm hoping I can find a local purveyor in order to cut down on shipping costs which can be expensive.

I cut the learning curve these past 2 years studying under a great mentor and I am so excited. 

The few videos I do see are pretty much just clips of various parts of the process, but there's always gaps left out, and important pieces of the whole process from start-to-finish of investing in real estate.So, one thing I'm telling myself this year that I'll do is record the whole entire deal, from start to finish Starting off with just 'Let's buy something that will make me money' and record the search , negotiation ,rehab (if needed) , marketing, and income period for the property.Part of that though would be figuring out how to make it look nice, or at least contain the 'stuff' that seems to get cut, or people skimp out on.So, any input/ideas would be appreciated.  

Some initial thoughts would be to cut back the trees/brush to the right side (near front door) to give that area some more space and a welcoming feel, rather than walking into a black hole. 

Poor regulatory cuts will super-charge the bubble and it will pop hard, just further down the road.
