That's probably not enforced very much but I wouldn't feel great about risking it so I can't just buy a 5 or 6 bedroom house and rent all the rooms.

My feeling is that 2500 is way too much and just not competitive, so I wrote the landlord with some comps demonstrating that and asking if he'll keep it at 2250.

You want to ensure that your lender is doing their upfront due diligence on the deal, has programs to get the deal done if the final numbers come in different(low DSCR requirements, favorable rent guidelines, etc), and is offering you excellent customer service.
