Then in a year or so if you want to move in you simply convert it from investment to your new residence and the tax remains deferred.Part tax free - part tax deferred - all indefinitely. 

@Harry Maxtens  You would have to check with the zoning first, there may be a rule against converting it to a monthly rent situation.

The biggest job was converting part of the downstairs of a house into a separate unit.

I agree with @Cam Schumacher, I'd go the Nomad route, which is where you buy a place as an owner-occupant, live in it for at least one year, move out, convert it to a rental and then repeat.

We also converted a very very large laundry room into a stackable laundry and 0.75 bathroom.

I then convert the spreadsheet into a book and print it for workers.
