1031 opinion on selling a multi family for 2 condos

I have a 3- family home i live in one apt and rent out the other two  I want to sell and buy two condos for myself 

I’ve owned it for 34 years and spent on improving it over those years to the total sum of 200 thousand  looking for advice on how to pay the less taxes to uncle sam  and get what I want and need
