This concerns me a bit as a newbie trying to compete with so many others.

My primary concern  is the lien as you can see.

My big concern is that this applicant has a service dog and I never allow pets.

In some ways buying from abroad is similar to buying out of state, however most people you talk to are much more concerned about your location.  

@Jake Holmes,  I've looked at frank town and Elizabeth, but my concern is the ability to find renters in those areas, what kinda draws me to the Parker area is the need for rentals and the desirability of those areas.

I don't know what dosage should be for a large dog but I'd be more concerned with people safety. 

All they should be concerned with is my ability to pay the loan back am I missing something?

While new delivery is concerning; these projects are being delivered at a much higher cost and with very high rents. 

He was released from the hospital in the middle of November and had to move in with his mother because he needed someone living with him who could tend to him -- and the doctors said this would be a concern for months, maybe years. 

If a home is likely to sell in a reasonable time period, a sale seems to be the best solution for all concerned.
