If a property has a room painted a "special" color, don't leave it and wait for the "right" tenant to come along who happens to like it.

Is there sheetrock, paneling, or whatever on the inside of the foundation, or is it bare concrete/blocks?

Do the homes in the area look clean and tidy, or neglected with cars on blocks out front and etc...Good Luck! 

There's probably a shower head on one of those partition walls.Not sure your budget or ARV but I've swapped the shower for the toilet, making it a 2 sink vanity - toilet - walk in, tiled shower...Or keep it as is and get creative with some colored walls and a new cool/retro vinyl or tiled floor because it's nice to have a separate toilet room in a shared bath!

They are kind of the new kids on the block, but they are working aggressively to grow the business and I like the way they operate. 

Plastic on the correct slope doesnt seem to do that.When your back filling the excavated dirt block up the length of the pipe with concrete rubble or bricks etc to make sure it doesnt settle in a bow and the dirt settles. 

Also that just because a calendar is full doesn't mean a guest has stayed there, they could just be blocking off dates.

The color of the siding is the typical white color. 

The property is a 2/1 older home in an area just a few blocks from downtown and only 2 miles from the campus of a large university.

The nice thing is that you could mix and match colors.
