This is true in most areas of life--we are most in need of an experienced coach when we're learning something new (particularly if what we're trying to learn is a high-stakes process like RE investing).

I can't recommend enough getting out there and learning as you do each deal and also networking, connecting with mentors, good coaches, podcasts, books, or working for someone you admire in the business.  

I'm only in my late 30's, I don't think I'm that old :)Maybe if I gave you a little insight about myself you will better understand where I'm coming from.When my kids were younger I was a head coach for my son for 3seasons, & 1 as an Assistant Coach and for my Daughter I was a head coach for 1 year.

I really want to move into a duplex/triplex as soon as I'm over there and it would be great to have someone that wouldn't mind coaching me through the process.

I'm in their 3day class typing this,  2-3hrs of good info, rest of the day selling their product. If you ask them to show you how to write a wholesale contract they said they don't reach that( yet its a wholesale flip...

They provide a lot of training, resources, education, and coaching in my brokerage, and the additional culture emphasis I believe is what puts them ahead of other agencies.
