Which neighborhoods are close to where you want to live? 

I think any brokerage will be a good choice, but each comes with it's pros and cons.

Off the cuff, I think an STR would do well being close to Red Rocks, but I don't know the # properties available in the area. 

Two years later it doubled again.The choice is yours.

DSCR would be an option, however, if you can qualify for a full a documentation loan your rate and terms (like your upfront closing costs and pre-payment fee that come with most DSCR options) are better with a full doc loan.

It be able to close on them because they will see I have violations against the company that they then stick on all your assets.

I'm ready to buy and close, but I'm not desperate to jump on any deal that is thrown at me.

Just wanted to point out, if you're taking a loss or even close to break even on the sales no need to worry about bothering with a 1031 as there wouldn't be any taxes to defer anyway. 

Sometimes just wholesaling the contracts, double closes and things like that.
