That is, do you want to develop lots out of raw land (developer), or build houses on lots (builder/contractor)?

@Oleg Malkin, The 1031 exchange is used to track your tax deferral with the form 8824 that your accountant files in the year of your exchange. 

If you pay it outright you won't maximize your tax benefits with mortgage interest and not taking advantage of the leverage.

I have never done a Refi before, but I have learned through books, podcasts, etc that credit unions are the best place to build relationships for financing- which I completely agree.

I signed up to help provide more value to my home building company by buying raw land and not being beholden to the market for finished lots.

I prefer under-valued, distressed, poorly managed, properties needing updating/rehabbing in markets where I can buy at a discount and build equity and cash flow for my time and investment.

I told him I was much more interested in buying the building if he was willing to sell.
