My method requires a one-page addendum that says Tenants C and D are leaving, any portion of the deposit owed to them shall be paid by Tenants A and B, and that Tenants A and B are extending the lease for an additional 12-month period.It all depends on what your state allows.

Property mgmt is the biggest issue I have in Japan. 1 is great, 1 likes to try to overcharge for everything and does the bare minimum (but dominates the local area so filled my building very quickly - trade off) and the small turnkey places are doing fine.
