Some of the boiler plate "sale contracts" used by some are clearly brokerage arrangements with terms allowing the wholesaler to avoid buying, pretty silly stuff.There are several ways to avoid the regulators in all states as to; the ability to buy, the intent to buy, disclosures that devise a listing agreement and advertising or showing a property to be sold.

You could then determine if such an operation would be legal; ensure the appropriate licences and insurance coverage were in place; and arrange a different, more commercial, lease with the tenant to ensure you are appropriately remunerated for the {new} use of your property.

We have worked out an arrangement where I find properties, tie them up under contract, assign the contracts to him , and he puts money in escrow for the repairs.
