My question would be if you want to invest in Phoenix or Las Vegas what vehicle could you use to invest this capital for 12 months that would beat the appreciation the two real estate markets are seeing?

This will dictate where you purchase and look for properties based on that number alone.My point is that you always start with the end in mind and work it backwards, this creates the strategy (Buy and hold, flip, Wholesale, Notes) which will be driven by the tactic (SFR, MFR, Mobile homes, Short term rental etc) I always coach people and explain that the property is actually the last piece of the puzzle not the first.Hope this helps

(thus not an eviction) Does anyone else have experience with this issue and any advice on how to coach the seller on how to have the confidence to simply take action?

I would really love a mentor or a coach, I'm not exactly sure how I'd pay in the long term.
