I forgot a pen my first eviction and it was a big pain in the rump.  

My understanding is that NYC LLC's are a pain to form compared to NJ LLC's and I asked the same question about LLCs from other states from the one I'm operating in.

Find folks that understand that, are scrupulously honest with you (even to the point of painful), and are people you want to spend time with.

@Igor Messano I am in the process now (Not buying a lot but distressed house), this is a slow painful process, but hey...a deal is a deal right?

@Mylene Bel, you've probably experienced the pain of FIRPTA withholding.  

Sierra Tempe is very desirable because of location to the I-10 and also the school etc.The greatest cause of pain is related to the timing of your purchase, better stated as your bad timing.

I know Hubzu allows financing on some properties, but can be a pain to deal with and has limited inventory.

For what it is worth as an investor I understand all about the pain of a tenant leaving and lost cashflow and frustration with what is going on.

-repair estimates are tougher, if you get to know some people who rehab or some contractors, they might be able to help. the other way is just jump in and make some mistakes, you'd be surprised at how fast you learn when it's your money on the line. though it's a lot less painful to learn form someone else's mistakes.
