Since we are mid-progress, still have a lot to go including: Drywall (half the house needs it), painting throughout (neutral light gray tones), kitchen put back together, recessed lights installed (all LED), floors re-sanded and stained (original red oak on 1st & 2nd floor), etc etc.

The kitchen was the trickiest part of the house due to a VERY poor original layout - but I did my best to make it the most functional and aesthetically pleasing kitchen I could.

I also see that a majority of these houses fit in two categories: a)the stairs to the second floor are against one of the long walls near the front dooror b) the stairs stick out from the wall perpendicular separating the living room space from the rest of the house (kitchen, dining room).

So finishing up my first flip put the granite in the kitchen glass tile backsplash looks nice ..too nice for the area but not the point .I decided to try and sell this house on my own since I'm splitting the profit 4 ways and don't see what a seller agent does except put the property on the mls and collects 3%.

We've already done major renovations - new foundation, geothermal HVAC, completely new kitchen & interior, etc. etc. so I think our buyer pool would just shift towards people looking for the ever-rarer historic house that isn't a tear-down in our neighborhood.

Sewage and even a kitchen sink with a garage disposal is considered black water and needs special clean up with disinfectant and a sterilizer.

I think it would need new kitchens, new bathrooms, central air installed, rewire electric, new plumbing for the bathrooms.
