Hey Jessica, I agree with everyone here, I'd say for beginners in real estate, rental properties are a good fit!

If you're trying to fund itself yourself for smaller commercial real estate, that's your choice but I'd take ags, minerals, energy, infra over that anyday of the week.

Hey Dylan - As someone who bounces between St Pete and Charlotte I'd love to connect with you and hear more about what you will be focusing on as you start out. 

I am a lover of interior design (think Amber Lewis and Architectural Digest) and could easily go overboard decorating and furnishing the place, which I'd like to avoid haha.  

I was planning on focusing on small multifamily properties (duplexes, triplexes, and quadplexes), but I'd be interested in hearing people's' thoughts on the best investment type for the area.Thank you for your time.

As an lehigh valley native, I'd suggest sticking with house hacking, especially given your success and comfort with this strategy.
