Dear BP Indianapolis Real Estate Community,I would be interested to hear if anyone has a view/opinion (pro or con) on this week's article in the Indianapolis Business Journal (see below), which asserts that the neighborhood near/at Capitol Ave & W 16th stands to benefit appreciably based on the recent announcement by IU Health to consolidate some operations near/at Methodist Hospital.

A couple of things, my investors agent in IN im working with is also my PM so he actually would stand to make more money in the long run managing my properties than bidding poorly on a deal for higher commission plus repeat business.

We have designated $30,000 for renovation and have not figure out how much additional this conversion to a 3 bedroom will cost.As it stands now, we have to replace the ceiling of the garage because of water damage and the garage doors are damaged so 2 garage door have a $800 replacement  estimate that is included in our $30,000 renovation costs.  

I think if they are good-paying tenants that seem to want to stay and the place isn't torn apart, you should let them keep the dog.Besides, if you purchased the place mid-lease, you have to stand by that original lease term anyway.

If markets become oversaturated with supply it stands to reason, rental rates will drop, etc.

When you say you can get a better deal with cash, does this also stand when purchasing a straight MLS, from an owner, through an agent kind of property?

It helps too to get the year built as close as possible and any other features that stand out.

It will probably still be standing 100 years after the wood/frame/stucco Styrofoam window frames homes being built in Hesperia/ Riverside/ Victorville by Pulte Homes have all been bulldozed down. 

We like this agent and we want to stay in good standing with him and continue to work with him in the future.Any advice on this situation would be appreciated.Trent
