@Christina Kim I'd say that if you're open to OOS investments I'd encourage you to come up with your investment thesis first.  

As @Alex Brookbank explained above, COC is a useful tool and I would encourage you to read this book, (it's like my RE bible) to learn others. 

Lightbound is building another large facility, Interactive Intelligence is big employer, and Salesforce is moving here too.

I would encourage you to discuss your business with someone who knows NM laws and business practices.

It can include water, sewage, gas, electric, and garbage.It requires no capital investment, allows you to recoup a large portion of overall utility expense, and can immediately improve Cash Flow.It can help encourage energy conservation and be a temporary stop gap until you get sub metering.  

But after hours of reading the forums here and interacting with investors I realized that I do bring a lot to the table.

It was live interaction with what was happening with the host, airbnb, the media, the legal case and the crazy but savvy 'guest".  

We love dogs and encourage dog ownership especially rescue dogs.
