What I do know is that wholesaling would likely make me a dealer which I would like to avoid as would like to be involved in other areas of real estate as well.

I'm a GO-GETTER, my mentality is, I come from nothing, so I have nothing to lose and everything to gain.A few of my short and long term goals are(no particular order):-invest full time-have an expansive rental portfolio-run a successful investing company, closing at least one deal per week-speak to people about wealth(motivational speaker-continue growing my clothing brand -develop an island in Fiji-write a book-open a Rec center in my old neighborhood that teach the kids different things besides gangs, violence, and drugs-own part of an NBA teamMost people will tell me that I want to do too much, but I have it planned out with a timeline of when I want to achieve these things.

Had strong suspicions they were big players in the drug trade & got themselves into some trouble. 

I am also a small car dealer and sell a few cars a month.

That's just my gateway drug, so to say.I appreciate the input!

I have never chosen a property because of a tenant but I have ruled out marginal properties because of tenants ("drug dens" and "hoarder houses").

They are like a drug.

Not quite as much as the War on Drugs last album, but a lot. 

They even bring in their large dogs and their "American Yorkshire Terrier's" (also known as pit bulls), Smoke, do drugs, have multiple broken down cars in the yard/driveway, drink, stay up late, loud, drama, etc. etc. etc.Remember, the hallmark of any good scam his emotions.
