@Oren Pfeffermann, my personal view on washers and dryers in rentals is as utilitarian devices so I buy basic model used appliances often from a used appliance store.

But, we have to keep in mind that most people are living in bigger houses, most people now have air conditioning that need it, most people have refrigerators, microwaves, toasters, more than one TV, (color no less), 2 cars, and everybody has a cell phone, computer and internet and a lot of stuff sitting in garages and storage.

Cell phone camera images are date stamped and useful if no health or safety code violations show up.

They have my skype and my cell number in case they get a question they can't answer.
