Most of what is circulating around for private investment is the private security driven market.

There will always be a sob story and a "I can get the money by X date."

I am hesitant to post this because I have posted this many times at the risk of looking like a I get a kick back or something...

As investor you look for best deals, as a data driven investor, you look for signals that reduces your risk.  

Therefore it may only be complaint driven, meaning a neighbor has to call the city and complain before they do anything about it.Maybe others have more direct experience with this Issue in San Jose.

The "market" cap rate you are talking about is, as the name suggests, "market" driven or "market" specific.

The market is part of it, but even within the same market you'll see huge variation from host to host.My experience has been that VRBO's algorithm is EXTREMELY momentum driven compared to Airbnb's.
