While email may work for some comms, I'd prefer to keep more of it via the platform for traceability and evidence for Airbnb disputes/resolutions.  

Even if it is in the lease.Good luck holding them accountable.....95/100 if they had much money they'd be buying instead of leasing.You can have strategies....but they don't work 100% of the time.You can have a sprinkler system.....you can set it and lock the control box.You can write specifications in the lease.Think about court...you have to have evidence.....how are you going to prove it was their negligence that caused the problem?

She is correct that when leverage is evident or when one is able to stand his/her ground, then negotiation 'tactics' are moot. 

I know there's an appeal process but it asks that you submit evidence of "your opinion of value".  

I haven't seen the evidence to support that $700,000 number. 

Instead of arresting him, which we had enough evidence to do, they chose to give him their written no trespassing notice instead and said if he did it again then they would consider arresting him.
