Its so sad that most tenants bug an owner to change a light bulb, put a closet door back on it's slider, or don't want to go the breaker box and push back the breaker that tripped!

Sounds to me that several scouting trips staying in vacation rentals to find an area and get a sense for the competition would be fun research.

With my PM I find when a new tenant moves in, there are usually a few small things; but they do them in one trip.

If so and that is true then technically in theory couldn't I earn enough frequent flyer miles to make enough trips for free, that compensate for the amount of money that taxes would need to be paid for by owning that property in whatever state I'm investing in for that Airbnb or home away property? 

It has been a fascinating trip and a couple more days remaining.

I've made the NJ to RI trip for several years at least a couple times a year.

There are plenty of great markets why not pick one where you can enjoy business trips to  for write offs.Best of luck in search of your market!

Another idea we plan to do is to take a trip to Georgia for like 2 weeks meet with a few agents that are willing to show us around in those towns I mentioned above.

I'm curious how @Brandon Turner's trip went.

Most people get tripped up over the security deposit ordinance, so going to a move-in fee is an easy solve here.
