We just closed (literally) on a 3/2 townhome (1691 sqft) in Iron Horse Village in Mesquite, TX.

Being out of state though, I have to pay state income tax anyway, so no deal.Add in the fact that the oil and gas industry employs most of the state in one way or another (like auto does in Michigan) and that industry will be in the toilet for the next few years (with people leaving state for other jobs) and the demographics look scary too - no appreciation play to be had.  

It's ripe for flips, AirBnb has taken off here and not regulated heavily, there's OSU off-campus housing, there's a huge demand for rental property in the downtown neighborhoods of Short North which comprises Italian and Victorian Villages.  

If her call was not returned promptly, she would call the village. 

I'm at a place where we own a few properties and a business that is on auto pilot, but it took about 17 years of work to get to this point.

My long term rentals are mostly on auto pilot.

Hey, so about 2 weeks ago I was contacted by a company, Village Capital, who said they wanted to help me by refinancing my current FHA mortgage down to a lower interest rate.

Naperville is a very high class area but there are neighboring villages next to it that might offer a better investment opportunity. 

Are you in Chicago proper or one of the surrounding villages?
