Do you have capital to invest yourself or do you need to use private lending or joint venture capital?

Any advice on which venture I should start with?

For my husband and I, we maxed out at 4 mortgages, so we turned to doing joint ventures, where the JV partner qualifies for the mortgage.

So you either need a private money loan, or a joint venture partner who has his own money. 

I'm an off-on reader here at BP (have been for months) and I have gained tremendous levels of insight from very many perspectives here on real estate investing, and I have decided that cash flow is my ultimate goal (building net worth is well and good, but cash flow is king to people like myself who want to invest not just in real estate, but in other ventures as well).

What are some gotchas I should look out for when venturing down this path?

It's a off market property venture, lest than two weeks available.
